Romania research...III



Romanian real estate market will maintain for a long period its devel¬oping trend, in spite of the regressive tendency also imprinted to a consid¬erable part of the European space by the high risk mortgage credits crisis from the United States, which result is, for some time now, a state of uncer¬tainty and decrease on the regional markets.
The conviction that the real estate in¬vestment is the least risky in Romania is again dominating the agencies rep¬resentatives opinion. At the beginning of the real estate crisis in the United States, agents strongly believed that the internal market will not take the step backwards; then the course of things made them more moderate, but still defending the same position: the real estate remains the reference domain for profitable investments in Romania. A still growing domain that will continue to grow for quite a while until it reaches the point of a maybe prices adjustment. In other words, still “as safe as the Bank of England”.
Arguments supporting this idea, pub¬lished in the central daily newspapers and promoted by the national news agencies, are based on data and fig¬ures revealing that the internal market has still enough not covered space, and the time and money necessary for a long term continuous development. Also for a physical growth of prices.


There is much potential left. Pro¬vided mainly – according to RE/MAX Bastion specialists – by the banking system, the development of which made more permissive the warrant¬ed mortgage credits, the approx. 6% growth of a 70% private economy, a constant of the last years, the sala¬ries increasing as well as the grow¬ing demand for dwellings, coun-terbalancing the still low levelled offer. As a consequence, as long as demand and offer, the fundamental factors speaking for the real-opti¬mistically expressed opinion, remain on the same coordinates, the Roma¬nian real estate will continue its way forwards. Dwelling and land prices will not very soon go down.

Another fact speaking for this is that, differently from the European market that moved very quickly after the social events from before the 90’s, Romania did not build too much until 2005, and the residential projects only made their appearance two or three years ago. A noticeable difference, then, from countries hav¬ing built for tens of years and now forced to prices adjustments. The time-difference now offers Romania perspectives for the following years and a sooner entrance in the EU, the result of which was the prices imme-diate increase by 20% while aligning themselves to those of the member countries. At the same time, it is a significant fact that Romanians working abroad – a total of 2.5 mil¬lions – have opened a new gate for the real estate from inside the Romanian borders, known being that more and more of them can now af¬ford to buy here new houses.
Following this, only during this sum¬mer, in Bacau and its surroundings, for example, apartments and land prices recorded a 35% increase. Statistics still has more figures to support the expressed positive thinking: 87,397 transactions signed in the last month of this year’s first semester, semester counting a total of 227,235 transac¬tions; Romania, the fifth of the EU members concerning construction rhythm, three times more alert than the European average; 26,000 con¬struction licenses issued during the first semester, an increase by 28.4% as compared to the same period of last year and so on. Eventually, the limited exposure to the high risk mortgage credits market and the actual plans of certain giant companies as Microsoft and Renault to open centres in Roma¬nia constitute another advantage for the domain in discussion.


Opinion shared by the agencies rep¬resentatives activating in Romania is convergent – particularities like the exposed ones ensure the local mar¬ket’s emergence. The real estate offer in Romania is on-growing and at least the following two or three years will not bring the touch of the general crisis.

Romania research...II...Final Strategy/Conclusions

The commerce trails in Romania have a good perspective to growth as much as they want. The general panorama in a geographic, political and resources they are in the path to become a very important nodal potency in the trace of the commerce links. As we saw it the location and the politic relation are health and with a good vitality to continue investing like in Constanta that in the next yaers will increase the potencial of cargo to the double. But this not only good news, Romania also has to improve a lot of the internal connections and start to put in paper the regulations to grow in order and direction. One example is the Case of the las image where the street of Ion Bratianu that is clearly un develop space that can generate good results if there is a good intervention. The influence of the commercial trails is also very clear in respect to the general view, but there are nodal points that can be re-designed to form a better link.
In general the logistic of the commercial lines and structures are fine, but with a lot of work to do, the Danube for to take another example needs to be the same part as the Rhine in the other, and became a huge commercial source and also an enoumous way to transfer goods and service in a ecological and sustainable transportation.

COMMERCIAL AND LOGISTIC.
To understand the trade logistic, is good first understood the importance and the commerce to a country. All countries around the world try to always improve the negotations between other nations to increase the exchange and have better possibilities to grow. The understood of the potencials and the weakness of a country in a commercial point of view, is good to make a general panorama in a geographic, political and resources situation. The scale also is importante in a way that it can give to us the better strategic to afront the competition of the new commercial logistic in the world.



LOGISTIC IN COMMERCIAL CORRIDORS.

The conectivity between blocs and countries had a crucial importance to the commercial development. There exist some agreements at differents scales and zones, where the intention is to stablish the good flow of the goods and services and create strong bonds to extend the reach of the commercial borders of a country. Romania is part of different assosiations in where it have an excellent perspective and potencial to became an importan center in the logistic of the trade corridors in Europe, Middle East and Asia.



The national situation in Romania that is included in the European Union the last year, and the incursion to the capitalism in the last years; It coudn’t be better for a commercial growth. In a large view Rumania is located in a privileged zone in where his contact to the Black Sea and the Danube River makes a stronger input to the commercial flow.



Rumania is the European area is part of the Pan-European Transport Corridors and the Trans-european Transport Networks. The presences are mainly in 3 Corridors, which are very importat for the connections to the seas.
The Corridor 4 that runs from the center of Europe pass throw Romania and finish in two point of the Black Sea that are Constanta in Romania and Istanbul in Turkey. Is one of the few that ends in the Black Sea and the only that connect the center of the Continent to the limit of it. Thi create an excellent potenciality because it create this link between the West to the East and in commercial logistic is important in the X-large scale the connection to Asia ans Middle East.



The Corridor 9 runs from Helsinki to Alexandroupoli passing throw Iasi-Bucharesti-Giurgiu of Romania. This path connects the Baltic with the Mediterranean in a huge landbridge, which have a lot of influence in the commercer in the Eastern part of Europe. This landbridge also extend the potenciality of commerce to all the flow of the Mediterranean Sea that for times is one of the most important commercial seas in the world.



The final Corridor the have influence in Romania is the Corridor 7. This line for most is uno of the most important commercial paths in Europe, and this why because, is an inland waterway that cross all Europe and is the connexion between the North Sea and the Black Sea. This corridor is constitute by three rivers The Rhine that the potencial of inland commerce is considere one of the most importants rivers in the world, the Main that is the link between the Rhine and the Danube, and finally the Danube. The importantance as I say it is the link the two seas and have the increasing commercer of Europe in the Rhine. For Romania this is an excellent opportunity not only to recibe goods and services from the center, what means is the opportinity to Romania to produce and deliver to the Continent.



In the other hand Romania is also part of the TRACECA agreement that is an Intergovernmental Commission of the 14 member States of the Eastern European, Caucasian and Central Asian region. This corridor consist in a multilateral agreement for the international transport development, that in the commercial point of view is that have a excellent potencial in energy matter that is create in the Middle East and Asia.This corridor starts from the Easr European countries Romania, Bulgary and Ukraine and finish in Kazakhstan passing throw Turkey,Georgia, Uzbekistan and other countries.



For Romania the sum of this two partnerships of logistic commercial corridor put the country in a optimal location of link the Europe and Middle Eas-Asia from extreme to extreme and with the good development of the infrastructure can rise the trades in the country.

Experimental Structures




Project of an experimental structure for a self sufficient building in Mauritania developed with the Spanish Architect and great friend Eduardo Mayoral.
This “Environmental texture skin” has two main layers:
The first one is a composition of polymers and clay, in this way we are able to use local materials and at the same time obtain a translucent effect.
The second one is composed by panels made of recycled plastic bottles enclosing water and sand. The concept is that they will act has a filter for light and at the same time as a process of natural cooling of the building. The small openings that you can find in these panels create an increase of speed of the circulation of air and the water within decreases the temperature of the atmosphere.
The translucently of this panels is managed by a system of blowing of air within the panels that raise the sand concentrated in the bottom, making the water darker and the object opaque.

Scripting Hunt 1

















Following with what we did in the previous class. I created for the initial script one line based on this variable:
x = i+y * sin(i)
y = i * cos (i)
z = i
For then with the command Rhino.CopyObject and Rhino.RotateObjects create another one with a rotation angle of 180º.
In the second script I just created cones using the points of both lines and in witch of these created a torus. The final object turned out pretty interesting.

Mapping Barcelona: Galleries, Theaters and Museums


















These maps are the conclusion of an evaluation to the heart of Barcelona cultural Associations. This represents the most brief and simple way to convey all of the pertinent information about Cultural associations around Galleries, Theaters and Museums with respect to what I have distinct as cultural involvement areas. Communicating simply the essential information and mix it with an attractive presentation, was the major objective.
















The intention of this map is to trace the associations formed within and around these specific cultural buildings in the old city of Barcelona. The base map traces all these areas of concern with an analysis of the nature of the programs, density of associated people throughout the day and the activities as associated program in the open areas around the specific areas of our concern. It traces some major spots of cultural associations that have been developed as zoom 1, zoom 2 and zoom 3.

Interactive structure-chip develop

In this project the idea was working with a rotational input and light output for an electronic interactive structure. Developed with 11 architects where I was included. We got off to a great start with the milling, and chip making, but eventually we had a few problems with the milling, resulting with a nice little groove cut into the bed of the machine.















We decided for the panel that it would be much nicer if the actual object that you controlled was the object that changed, so for this experience, we devised a series of 8×8x8cm cubes that would contain the electronic components.

















These 9 cubes were mounted on a large base board, allowing the sensor to be fixed and the cubes to rotate. Many long discussions were fought about the layout of the cubes, but ultimately we decided that a fairly regular pattern would suit the project\experiment better.




















































Upon completion we managed to have 7 cubes working perfectly, 1 that is constantly on and one that has now chip at all. In addition to the 5 chips that we managed to destroy during the production process somehow. We had a look at these and apparently they look perfect, but just won’t work.
The panel its self allows you to vary the rate at which the light blinks by the amount that you rotate the cubes.

The Ripple- CNC mill

The understanding of CAM software is crucial to understand the working of milling machine and its tools. Optimization is possible in the following relationship

The exercise attempts to exploit CAM parameters for generating texture on the given surface. Following are the values for milling with a 26mm diameter, round nose milling tool, required for the desired effect.
















THE HITCH
The experimental flip of the processes, (Parallel cut preceding the Rough cut instead of vice versa) proves erroneous. Besides other problems as follows:



- Issue 1: The milling machine’s belts (controlling Y-direction movement) slip over the sprocket due to a broken rubber tooth.


- Result 1: Unequal thickness of ridges (and valleys), some as thin as 1 mm












- Issue 2: Usually the horizontal cut is step 1, followed by parallel finish. The sequence was flipped.

- Result 2: The thin ridges were severed violently during stage 2 as the tool attempted to mill horizontal rough cut.

SOLUTION
Milling stalled twice. The process which was supposed to take 20 minutes took an hour both due to technical and design problems. A parallel horizontal cut is proposed to save the texture on the surface and is executed perfectly.

The project of -how to design a tree- refers to the design of a system composed of separate components that can be connected together. The heart of this modular architecture is that you can replace or add any one component (module) without affecting the rest of the system.
















Witch of this modules have the ability to be configured to meet the individual our mass needs, this capability is obtained thru an adjustable structure, that can be scaled and stretched, and in this way vary the dimension and shape of the construction.
The central inspiration was creating a modular design that allows plug-and-play, mix-and-match compatibility of components to configure area variations to meet specific preferences.

Larger scale- the module can be stretch to fit services as a small stage for minor events that may occur on the park.
